What an outstanding product: Through this book, John Tirone not only teaches one how to use the HP-12c calculator, but more importantly, he teaches real estate transactions by means of the HP-12c, using a problem solving approach. John explains in detail the workings of the HP-12c, the multitude of real estate and other transactions the HP-12c was designed to facilitate, and the math pertaining to both. I am working my way through the book and really appreciate his attention to detail and his thorough approach to explaining the HP-12c and real estate transactions.. I read all the reviews on Amazon and decided to purchase this drive. A few people did receive drives that did not work properly, but the number was small and would be covered under the warranty. I read that the drive comes formatted with a FAT32 file table. If you use Windows XP SP2 or later or Vista you should immediately reformat the drive to an NTFS file format so you may use larger files and run more efficiently. One reviewer suggested to perform a quick format which takes a fraction of a minute instead of a full format which takes four hours or more. I did this knowing that it would remove all the trial bloatware that Western Digital puts on the drive. If you require it later you may download the software from the Western Digital website at [...] . You may also download a very brief manual from the WDC website,find instructions on reformatting the drive, and obtain support, if necessary.

All of this took a few minutes. I decided to run image backups of the many partitions on my two computers. The Western Digital My Book ran flawlessly. It is a very quiet drive. It took quite a while before I felt any heat coming from the drive. I like this drive so I went and registered it with HP. I found out that I had 899 days left on the warranty. That should be enough time to know if I have any problems.
Since I use this drive for backups only, I turn it off when not performing a backup. It would have been nice to have a switch on the drive instead of having to disconnect the power plug.

I recommend this drive. If I have later problems I will amend this review.

I just got the book...received email immediately from author giving me email address and phone number if I had any issues/questions when going through the book...the book is an excellent resource with about 300 pages of real estate situations and how to calculate using the HP 12C...well worth the $$.

Many an excellent review has already been posted here, so I really won't go into much other than I've got to face facts. This is a niche manual covering a niche product. The fact that we've even GOT a manual says something to me. The fact that it's an EXCELLENT manual is even better. But the fact that we have an excellent manual supported by someone that has a passion for education and genuinely wants you to be happy with your purchase is just jaw-dropping to me. We've become so ingrained with the thought that products are disposible or accept the fact that customer service is, well, not much in the 'service' department, that when you actually receive a fair product for a fair price it's a shock in 2008.

The manual (and addendum) are worth FAR more than the price charged. Mr. Tirone will have you understanding what HP should have put in their manuals years ago. Flashy it isn't. Rock solid it is.

No question to me at least, this is the manual that should have came with the calculator in the first place. I can't think of a higher compliment than that to extend to this product. Mr. Tirone is also a fantastic resource to have at your disposal should you need further explanation of concepts and applications.

I wish Amazon had 10 stars, I'd use them all.

After placing my order on line with Amazon, i was immediately contact by the author, John Tirone. He was courteous and helpful. Only after 3 days i received my book in the mail. The book was packed tightly in a padded envelop. The book arrived new and bigger than i had imagined. After my first inspection of the book, i was impressed with the amount of information and clarity that were presented. To my surprise, John included an updated spiral bound manual for the HP12c platinum/anniversary edition.

My first date with the book took me all the way to page 30 in a very short time. The book has ton of lessons with detailed instructions. The best part of the book for me is the 'intrepretation' followed each lesson. In this section John revealed his logic behind the keystroke, stacking, computation of the HP12c. Learning the HP12c cannot be more fun and easy. This book is a must have for all real estate and finance professionals. Too bad HP cannot include this book as a companion to theirs HP12c calculator.

The best thing about owning this book is that it includes John 24/7 customer service hotline. John will answer all your HP12c questions. John will answer non related HP12c questions as well...:). I learned the hp12c back in the 80s for the IREM CPM program. Then the CCIM course was written for the hp10bII which is nowhere near the build quality of the hp12c. After burning through several of those hp10bII pieces of crap, I decided to go back to a hp12c to use as a backup to expensive software programs. This book is a great reference tool for any one in real estate. Although somewhat dated in its layout and appearance, who cares? It is a great book about the best calculator ever invented and is full of detailed financial examples and checks. Mr. Tirone communicated extensively with me by phone and email as I waffled between hp12c and hp17bII calculators and books. He is extremely friendly, cooperative, and supportive.

Mr. Tirone book is excellent book if you are using a HP-12C for Real Estate or for your classes at school. If you have no idea how to use a
HP-12C this book will tell you exactly what keystrokes to push on your calculator for working out math problems. After a while you will be able
to use the HP-12C like an expert.

For the Real Estate professional this is an excellent book to follow the easy steps outlined in this book. This book gives you lots of examples for calculations needed in the Real Estate field. These are easy to follow steps when you go through this book and with some practice will also become an expert. You will be amazed how quick you will learn using the
HP-12C.

I think this book is excellent written and is well worth the price.

This is an outstanding reference guide to the HP 12C. For those who are trying to understand the 12C from the very beginning to the more experienced users who need to "brush up" every now and then, this book has it all. An unexpected bonus was the customer support offered (should I need it). The human element tied in with such an outstanding book (at a more than reasonable cost) is something that I haven't seen for decades. It's really very simple. If you want to be knowledgeable of a financial calculator that virtually hasn't changed in over two decades - and probably won't in your professional lifetime, then this is the book you need.

The only thing I didnt like about the book is they dont explain everything they present as problems. Otherwise the book is great for learning the HP12C.

The book arrived (as said-for the time arrival expected) and the quality of the book was above what I was expecting, not forgetting to mention the personal backing of the author for future service connected with any questions I may have from using the book, by Mr. Tirone. Mr. Tirone is a professional in his field and knows his discipline. I am confident that through using his book (which I've already began using)...and personal development, I will accomplish any goal I set out after concerning needing to use my HP12C financial Calculator. Honestly, I learn much more quickly from the two manuals that came with the calculator. The style of this book does not capture me. There is some inconsistency issue in the book and result in too much brain power to understand what was written. For Example, the author referring to 12 years and along the way he uses 144 months. Yes 12 x 12 = 144 but this require brain power to workout - the train of thought was haulted and double the time to understand what he was going on about. Another example, the author reference to 12c is also inconsistent. Like f CLX (CLX is white label on the key) in one page and later f FIN (this is the orange secondary label). It would be easier if he just uses the white label as reference consistently.

The book is in complete black and white and looking like it come from those day where I use to type my assignment with my apple 2e and bind it at the library. It is very boring and so hard to skim through the part that I already know. I lost track where the next section starts.

All in all, the content may be good but I fell asleep reading it. You will need alot of patience and alot of coffee.

I had loaned money to someone and the closing attorney had a lower amount due than I should have recieved. By pulling out Mr. Tirone's book and actually receiving some help from him by email (yes he does respond to email) I was able to pay for this book ans well as an Hp 12c with the extra money that I made!

Real Estate student in college. There is a cult around this calculator so I went with it while all my classmates got newer models. It is very difficult to get help from the professors because they all run off the new calculators. This book was a God-send. Very useful resource, thanks to Mr. Tirone for bringing it to us.

I went from having no clue how to use the HP 12C to being a pro in two days reading this book. Thanks John Tirone. Great Job. Would highly recommend this book.

Mr. Tirone's book is the best value by a tremendous margin in any real estate book I have ever seen. The layout of the book truly speaks to an instrctor with considerable background in teaching and researching this area, real estate calculations, especially calculations on the HP-12C. There is no "flim-flam" in this book, just an incredible depth and a broad coverage of the most common things anyone would ever reasonably need or want in real estate computations. Now, if this is not enough, this author, being totally for real, actually supports his books. This adds an additional layer of value to this book and to the other books which this real estate attorney/"prof"/Instructor wrote and self-published.
The value is totally in a class by itself. Book is totally class act; author is totally class act.
And, now I finally have total, pretty much, mastery of so many of the topics that I was terrified of while doing a number of real estate designations plus my grad work in business. This book cleared up the holes in much of my time value of money financial education! A truly indicated book for just about everyone in real estate.

This book is an exceptional value. it absolutely cannot be beat. best real estate calculations book I have ever seen and when you figure the support that Mr. Tirone gives with his books this book is almost a High Level real estate designation in and of itself. The book contains enough of the basics to get everyone comfortable with what most of us would use the HP12C for in real estate or finance in general. Then, the author launches into some really wonderful areas, HOME BUYER INCOME QUALIFICATION, ANNUITIES, LEASING and lots on Appraisal income capitalization routines and techniques.
I believe one reviewer commented that this book must have taken a long time to develop. I second that! The book is incredible, and truth be told, as an Instructor in real estate, this book is both a necessary addition to the field and it is to me humbling/wish I could have developed it, but I could not, time being the biggest constraint and I doubt that I would have had the patience to do all the derivations that were necessary to do the HP-12C computer programs.
Exceptional value. None better. Bravo to the author. Bravo.
